Forerunner.
I bet on builders and the people who move first.
Founder, Land AI. Field reports for builders moving first.

Background
I am Brandon Parker, founder and CEO of Land AI. We built the first conversational AI that qualifies land sellers for U.S. land investors. The rest of the industry is now running the old play.
Before Land AI, I ran eleven businesses. One of the youngest helicopter pilots in the nation at 17. Commercial flight instructor with over a thousand hours. Former national-champion soccer player. Among the first eight app-based laundromats in the United States. A Christmas light installation business across Silicon Valley. A VR positioning product I manufactured in China and sold on Amazon before the knockoff killed it. Block Producer for EOS San Francisco. The Pattern goes into each one.
Operating principles
The rules I run on. These show up in how I decide, how I hire, how I build, and how I write.
- Systems over effort. Effort breaks at scale. Systems do not.
- Clarity over cleverness. If it has to be clever to land, it is probably wrong.
- Process over promises. Outcomes are unreliable. Process is what I control.
- Proof over claims. Specific testimonials with names, numbers, and timelines.
- Capped downside, uncapped upside. Manage the downside. Position for tailwinds, not tail risks.
- Direct over agreeable. Agreeable is a cost I pay later. Direct is a cost I pay up front.
- Fit over universal advice. No best practice survives contact with a specific situation.
Blind spots
Being honest about the tradeoffs is the only way to say anything credible about the rest.
- I move faster than most people, and it costs me both ways. I default to "I will handle it" and under-use my team. I cut people off mid-thought because I have already processed where they were going.
- My direction is usually right. My magnitude is often too big. When I change something, I change it all the way, and the reset costs whatever was compounding.
- My default is trust. The people who have cost me most were already inside the circle.
- I am impatient with things that compound slowly. I have killed bets that would have worked in another quarter.
Off the clock
- Weekly soccer. Downhill mountain biking. Bowhunting California blacktail. Surfing around Santa Cruz.
- Sunday church. Bible reading as a practical filter, not as performance.
- From the Santa Cruz mountains to St. Petersburg, Florida. Closer to where the land investing world lives. California is where I retire someday.
- Building family legacy. Businesses that compound for a generation. Not flips.

Readers
Operators who take the business seriously. Not hobbyists. Real estate and land-adjacent people, founders, builders. Anyone running a life where speed and structure both matter. I write for people who want mechanism, not motivation. People who have been pitched enough to know the difference between a pitch and a breakdown.
Not this
- Not a guru. No courses, no masterminds, no selling-the-dream economy.
- Not a finfluencer. No portfolio screenshots, no net-worth updates.
- Not a lifestyle brand. Travel and hobbies show up as texture, not content.
- Not a hot-take operator. Takes get pressure-tested before they ship.
- Not the loudest person in the room.
